Conditions of Hire
1. Contract
The contract of hire shall be between the Hirer and the property owners, Mr and Mrs R Keys.
2. Payment
Bookings made within 8 weeks of the holiday date must be paid in full. For a booking made more than 8 weeks before your holiday starts a deposit of one third of the total rental is required. The balance is due 8 weeks before the holiday starting date.
3. Sleeping Capacity
The maximum number of people allowed is six plus one baby. The number of persons occupying the property shall at no time exceed the number agreed at the time of booking. The property owners reserve the right to terminate the hire without notice and without refund for a breach of this condition.
4. Availability
The Hiring Contract is made on the understanding that the property and all its facilities as described in the brochure will be available for the dates stated. In the unlikely event that the property is not available through events outside of the control of the owners the booking may have to be cancelled and all monies refunded in full. In this event the hirer shall have no further claim against the owners.
5. Occupation times
Holiday tenancies commence at 3.00pm on the commencement date of the tenancy and terminate at 10.00am on the termination date unless otherwise agreed
6. Damage
The Hirer is responsible for the property and is expected to take reasonable care of it. Smoking is not allowed. The property and all of its equipment must be left clean and tidy at the end of the holiday period and the Hirer must return the key to the property by posting it through the cottage letter box at the end of the holiday period, or as otherwise agreed.
7. Access
The property owners or their representatives shall be allowed access to the holiday accommodation at any reasonable time during any holiday occupancy.
8. Pets
f agreed in advance one or two well behaved dogs may be accepted provided they are kept under strict control at all times and are not allowed in bedrooms or on furniture. Pets should not be left in the cottage unattended. The Hirer will be liable for any damage caused by pets.
9. Access Statement
Black Hall Cottage is an original stone cottage some hundreds of years old. It has limited head room in places. The bathroom is on a half-landing. Although hand rails are fitted, access may not be suitable for disabled or infirm persons.
10. Motor car and Personal belongings
Baggage, personal property and valuables are at the hirer?s risk at all times. Parking of motor vehicles alongside the cottage, or on private land opposite is entirely at owners risk. Access Any cancellation must be notified by telephone and confirmed in writing. In this event we will endeavour to re-let and if successful will refund an amount equal to the rent we were able to receive by re-letting, less a £50 re-letting charge. If we are unable to re-let the holiday then you will remain liable for any outstanding balance. Holiday insurance to cover this eventuality is recommended.
